TIMESHARES

Timeshares are fractional ownership units. Owners generally own one fixed week of each year. With the advent of the "points" system, timeshare owners can now use their time in days, or weeks.  The more points you own, the more time you can reserve. Owners are assessed annual "maintenance fees" to help keep the units in good condition. These fees also pay any local taxes as well.  The more points owned, the higher the maintenance fee. The annual maintenance fee for most fixed week units is approximately $500. There is also a small fee for making your reservation. 

Timeshares are broken down into three time frames.  The "white" & "blue" weeks are generally winter and spring. These are great weeks for hunting and skiing seasons, or just playing in the snow activities. "Red" weeks are summer and winter holiday weeks. These are excellent times to visit for those who enjoy the many outdoor activities that Pagosa offers. With over 1/2 of the county being national forest, there is something for everyone to enjoy during Pagosa country summers.

Timeshares can be purchased for as little as $2,000-$2,500 for a fixed week and up to $10,000, or more, for a unit with a large number of points. These units generally have more than 200,000 points, allowing for more flexible scheduling of usage.  If the owner is a member of a timeshare management company, such as RCI, Fairfield, Disney, etc.,  using their points, they may be able to exchange  Pagosa Springs with another location nationally, or worldwide.  Resale costs of both fixed week and units with points is generally lower then buying new, although some timeshare companies will try to insist that you buy a certain number of points from them before using their travel options. It is probably a safe decision to contact the local timeshare company, Wyndham, for  information on their requirements.
